이 연구는 사회적 혼합단지에 거주하는 공공임대주택 입주민을 대상으로 주거환경요인과 입주민의 소셜믹스 인식 간의 관계, 그리고 두 변수 사이 주거만족도의 매개효과를 분석하였다. 기존연구들에서 주거환경은 주거만족의 유의미한 영향요인이었으며, 혼합주택단지의 거주경험은 소셜믹스 인식에 긍정적인 영향을 미치고 있음을 확인할 수 있었다. 이러한 배경에서 새로운 인과적 경로를 검증하기 위해 서울주택도시공사에서 실시한 2019년 「3차년도 서울시 공공임대주택 입주자 패널조사」자료를 바탕으로 구조방정식 모형을 활용한 분석을 진행하였다. 그 결과, 우선 주택외부와 근린환경은 주거만족도에 유의미한 영향을 보였다. 하지만 주택내부의 만족도는 유의수준 밖에 있는 것을 알 수 있었다. 다음으로 주택내부와 근린환경은 소셜믹스 인식에 유의한 영향을 미치지 않는 것을 확인하였다. 마지막으로 매개효과의 검증 결과 “근린환경→주거만족→소셜믹스인식”경로에서 주거만족도는 완전 매개 역할을 하는 것으로 나타났으며, “주택외부→주거만족→소셜믹스인식”경로에서 주거만족도는 부분 매개 역할을 가지는 것으로 나타났다. 이러한 결과는 소셜믹스 단지의 물리적으로 개선된 환경이 임대 입주민에게 보다 나은 거주환경을 제공함을 암시하며, 주거복지 측면에서 소셜믹스의 실효성을 보여준다. 따라서 향후 소셜믹스의 성공적 보급을 위해서는 입주민의 주거만족도를 높이는 방향의 물리적 개선, 특히 주택 외부환경의 질을 개선할 필요가 있다.

This study analyzed the relationship between residents' perception of social mixing in social-mixed complexes, residential environment factors, and the mediating effect of residential satisfaction between them. Previous studies have shown that the residential environment significantly affects residential satisfaction, and the living experience of public housing has a positive effect on the perception of social-mixed complexes. Based on the 2019 Seoul Public Rental Housing Tenants Panel Survey conducted by the SH Corporation, we verified a new causal pathway through a structural equation model. Our findings indicated that the exterior of the housing and the neighborhood environment significantly affect housing satisfaction, while the satisfaction level of the interior of the house falls outside the significance level. Additionally, the interior of the house and the neighborhood environment do not significantly affect social-mix perception. Our analysis of the mediating effect reveals that housing satisfaction plays a complete mediating role in the “residential environment → residential satisfaction → social-mix recognition” pathway, while residential satisfaction plays a partial mediating role in the “residential satisfaction → social mix” pathway. These results suggest that improving the physical environment of social-mixed complexes could provide a better residential environment for social housing residents and promote social mix in terms of housing welfare. Therefore, to successfully distribute social-mixed housing in the future, physical improvements, particularly the quality of the external environment of the housing, are necessary to enhance residents' housing satisfaction.
