본 연구는 주택재개발사업의 기간에 영향을 미치는 요인들을 도출하는 것을 목적으로 한다. 본 연구에서는 주택재개발사업을 촉진하는 요소로 알려진 사업지역 변수 외에 거시경제변수들을 중심으로 접근했다. 이를 위한 연구의 시간적 범위는 2003년부터 현재 적용 중인 ‘도시 및 주거환경정비법’의 적용기간으로 한정하였다. 이 시기를 중심으로 서울시 내에서 주택재개발사업이 추진된 60개의 사업지역을 대상으로 하였다. 본 연구에서는 재개발사업 기간에 대한 연구들에 다수 사용되어 온 OLS와 기간과 같은 비정상 자료를 분석하는데 널리 사용되어온 생존분석을 이용하여 두 방법을 비교·분석하였다. 분석결과, 재개발사업의 기간을 분석함에 있어서 생존분석이 보다 우수한 분석방법이라는 점과 그 분석모델들 중 Weibull 분포를 가정한 분석이 적합한 모델임을 도출할 수 있었다. 또한 한국의 주택시장의 변화와 관련 법제도의 변화로 인해서 재개발사업의 사업성과 관련이 깊은 요소들이 재개발사업의 기간에 보다 영향을 미치는 것을 밝혀낼 수 있었다.

This study aims to identify the factors that affect the period required to complete housing redevelopment projects. The study adopted an approach focused on macroeconomic variables in addition to project area variables that are known to facilitate housing redevelopment projects. The analysis period was limited to the timeframe covered by the Act on Maintenance and Improvement of Urban Areas and Dwelling Conditions for Residents, which has been in effect since 2003. Focusing on this period, data was collected on 60 target areas in Seoul where housing redevelopment projects were implemented, using investigative factors known to affect housing redevelopment projects. This study compared and analyzed two methods: OLS, which has been used in multiple studies on durations of redevelopment projects; and survival analysis, which has widely been used in analyzing atypical data such as durations. The results of the analysis revealed that survival analysis was more effective at analyzing the duration of redevelopment projects, and that among such methods, it was more appropriate to use analysis assuming Weibull distribution. In addition, it was found that changes in the Korean housing market and the relevant legal system led to greater influence being exerted on the duration of redevelopment projects by factors with close correlations to the profitability of redevelopment projects.
