이 연구는 서울시 공공임대주택에 거주하는 노인 1인 가구의 AIP(Aging in Place) 의향의 영향요인을 탐색하는데 그 목적이 있다. 이를 위해 서울주택도시공사의 공공임대주택 입주자 패널조사 제3차년도 자료(2019)를 활용, 노인 1인가구 485명을 대상으로 교차분석 및 순서형 로지스틱 회귀모형을 적용하여 분석하였다. 이러한 분석결과, 이 연구는 몇 가지 주목할 만한 결과를 확인하였다. 첫째, 교차분석을 통해 인구사회학적 요인에 따른 AIP 의향의 차이를 확인할 수 있었다. 둘째, 모든 표본을 대상으로 한 기본분석모형에서 연령, 영구임대주택, 주택외부와 고령친화시설의 긍정적 영향과 함께 이웃관계의 부정적 영향을 확인했다. 셋째, 연령집단별 비교분석모형에서 임대주택 유형과 주택내부시설은 60대에게 긍정적 영향을 미치며, 거주기간이 길고 주택외부의 만족이 높을수록 80대의 AIP 의향이 높아지는 것을 알 수 있었다. 이 연구에서의 분석결과는 공공임대주택의 AIP에 영향을 미치는 다양한 측면에서의 요인들을 확인하였다는데 의의가 있다. 추후 이 탐색적 연구의 발견점을 이론적 자원으로 삼아 공공임대주택의 AIP의 향상을 위해 보다 다양하고 섬세한 인과적 연구들이 등장하길 기대한다.

This exploratory study investigates the factors influencing Aging in Place (AIP) intentions among elderly individuals living alone in publicrental housing in Seoul. Using the 2019 public housing panel data from the Seoul Housing and Communities Corporation (SH), an orderedlogistic regression model was applied to 485 elderly single households. The analysis revealed several key findings. First, cross-tabulationanalysis showed variations in AIP intentions based on socio-demographic factors. Second, the general ordered logit regression model indicatedthat house interiors and elderly-friendly amenities positively impacted AIP intentions, while active neighborhood interactions had a negativeeffect. Third, the age-specific ordered logit regression model found that rental housing types and interior facilities positively influenced thosein their 60s, whereas longer residence duration and higher quality exterior amenities benefited those in their 80s. These findings highlight thecomplex relationship between AIP and environmental factors in public housing, suggesting the need for a more detailed causal analysis toguide future improvements.
